Who needs property management?
Often the best investment properties aren't close to where you live. To get the best return on your capital, you should be looking across your province or state, across the country and sometimes beyond. That means you need someone on the ground for the hands-on work: repairs, paperwork that has to be served in person, and anything else that needs a personal touch. Unless you want to get on a plane or drive every time a tenant has an issue, you'll need a property manager or a property management firm.
How much does property management cost?
A property manager's job is to keep everything running smoothly: tenants happy, bills paid on time, and any fires put out. In exchange, they typically take a share of the rent coming in, usually between 8% and 12%.
